LOCAL, STATE, AND FEDERAL CONTROLS:
These apartments are financed and built under the guidance of Rural Development, and rent subsidized under HUD Section 8. UPCAP Services Inc., as the management agent for the Riverview Apartments, must follow federal regulations (RD) and operational policies in management of the apartments. City of Republic building and housing codes are enforced.
EQUAL HOUSING OPPORTUNITY:

UTILITIES:
Water, garbage, and sewage removal is included in the rent. A utility allowance is provided for electricity (electric heat) for subsidized applicants.
ELIGIBILITY FOR OCCUPANCY:
Riverview Heights Apartments is designated as a multi-family project with one and two bedroom units available to very low, low, and moderate income families.
FAMILY SUBSIDY QUALIFICATIONS:
These apartments are designed and built to enable households to live in decent, safe, and sanitary housing in Republic, including those who would be unable to afford such housing from their own resources. Households qualifying for a rent and utility subsidy will pay 30% of their adjusted monthly income for rent, less a specified (adjusted yearly) amount for utilities. Yearly gross wages, ADC benefits, child support payments, social security benefits, etc., plus annual income from assets. Rent is determined after making allowances for dependents, elderly allowances, and medical expense allowance (for elderly, handicapped and/or disabled only), and some child care expenses.
Eligibility is based on income limits set by HUD abd Rural Development. Rural Development acts in accordance with the U.S. Department of Agriculture. Current maximum income limits may be obtained at the site managers office.
Households with uncome exceeding the yearly limits are ineligible for rent subsidy. Market rents are applicable when income exceeds these limits.
